As General Partner, MBP will never finance or utilize third-party lending for any of its investments. MBP seeks to invest a minimum of 5% of total equity alongside our partners at every opportunity.

Through extensive research and a track record of success, we have identified specific value-add initiatives to improve our communities, providing maximum value to our residents and in-turn to our investors. Initiatives may include a combination of the following: interior unit upgrades, improving the property’s curb appeal and visibility, amenity renovations and other necessary capital improvement projects, implementation of staffing programs, preparation of monthly reporting packages with detailed variance analysis and ongoing evaluation of operations, and utilization of sophisticated property management and rent optimization software in order to maximize cash flow.

Target Assets

Class A, B and C multifamily residential communities, with a focus on Class B or better properties; targeted properties will typically be comprised of two-story and three-story buildings in suburban settings and generally include amenities such as swimming pools, fitness centers, clubhouses, laundry facilities, dog parks, and children’s playgrounds. In addition, we have a heavy focus on newer Build-to-Rent projects with a compelling opportunistic story.

Between 75 and 500 units; individual units are expected to average 750 square feet in size or greater

Target Leverage

Up to 75% loan-to-cost, based on “all-in” investment cost, including planned value-add capital improvements and other expenses, measured across the portfolio

Target In-Place Occupancy

85-95%; MBP does not anticipate making investments in properties with in-place occupancy of less than 75% unless a compelling opportunity arises; tenant leases are generally 9 to 12 months and typically require security deposits
